How to Find Great Land for Sale in Arizona

Why Arizona is an Excellent Place to Buy Land

Arizona is a unique state. Many people think of the sprawling metropolises of Phoenix and Tucson when they think of Arizona. And while these are the biggest cities there, they’re only a small portion of what the Grand Canyon State offers. Whether you’re looking for a warm place to spend the winter, grand vistas and mountain ranges, majestic canyons and rock formations, or even a place to go skiing in the winter, Arizona has it all.

Finding land for sale in Arizona can be a lot of fun once you know a little about the various terrains and features, which is exactly what you’ll discover in this article.

What Makes Arizona a Great Place to Buy Land?

If you love to get active outdoors, it’s hard to imagine a better place than Arizona to buy land. There are places to hike, hunt, camp, mountain bike, boat, fish, and sightsee all over the great state. But it’s also a great place to invest in property, which makes it attractive to those looking to make a hefty profit from their land purchase.

First, let’s take a look at the various features Arizona offers to outdoor enthusiasts. Then we’ll discuss why it’s a great place for investment properties.

The Grand Canyon

Anyone who has been to the Grand Canyon will tell you that pictures don’t do it justice. The 300-mile long canyon can be seen from space, and it attracts thousands of tourists every year from around the world. Some people come to stay at one of the many accommodations around the canyon, while others come to hike down into it and camp for a few days. Either way, having the Grand Canyon in your backyard is one big draw for Arizona land buyers.

Havasupai Falls

We can’t mention the Grand Canyon without mentioning the aquamarine waters of Havasupai Falls, nestled deep in the canyon and only accessible by foot or helicopter. Travertine limestone deposits give the water its azure color, which makes these waterfalls a marvel within a marvel. Even if you’re not familiar with this area, chances are you’ve seen dozens of pictures of these picturesque waters.

Monument Valley Navajo Tribal Park

Some of the world’s most well-known rock formations are found in Monument Valley park. On Navajo land, these red buttes and formations are the very picture of the American West. 50 million years in the making, these sandstone buttes stand as monuments to nature out of the red-sand desert floor.

Saguaro Cactuses and Wildlife in the Sonoran Desert

The Sonoran Desert covers much of Southern Arizona. The natural beauty and unique wildlife of this desert is like nothing else on earth. In fact, saguaros — the quintessential cactuses that have been synonymous with the American Desert for years — only grow in the Sonoran Desert.

The Sonoran is one of the wettest, most lush deserts in America. This is one reason it’s teeming with wildlife that includes coyotes, lizards, bobcats, fish, and many types of birds.

The Sedona Verde Valley

The Verde river, lush greenery, and orange-red rock formations make the town of Sedona and the encompassing Verde Valley another one-of-a-kind Arizona attraction. Many people believe Sedona to be a place of natural “vortexes” wherein the earth’s energies are aligned, creating a  sense of calm and providing healing properties. Many others simply love the Sedona area because it offers plenty of options for hiking, rafting, canoeing, trout fishing, Jeep tours, and even hot air balloon rides.

The area also has plenty of historical significance, including Native American cliff dwellings, old copper mines, and museums chronicling the ways of the old west. Plus, Sedona has luxury spas, golf courses, art studios, vineyards, and excellent eateries for your enjoyment.

From Snow to Sand

So far we’ve covered some of the warmer areas in Arizona (although Sedona occasionally sees snow and the Grand Canyon gets regular snowfall). While much of Arizona enjoys mild winters, other parts of the state receive significant snowfall for those interested in winter sports or simply living in a place that has four distinct seasons.

The largest ponderosa pine forest in the world surrounds Flagstaff, a city in northern Arizona. Just outside of Flagstaff is Humphreys peak, the tallest mountain in Arizona, which is home to the Snowbowl ski resort. The area enjoys year-round weather and terrain more akin to Colorado’s rocky mountains than that of the sprawling desert landscape located only a couple of hours’ drive south.

Awesome Sunsets

We would be remiss to mention all Arizona has to offer without talking about the awe-inspiring sunsets that are renown around the world. Radiant oranges, purples, pinks, and reds fill the sky as the sun sinks down under the western horizon, making this natural phenomenon just one more reason why people love living in (and visiting) the Grand Canyon state.

Economic and Investment Opportunities

While the superb natural features, wildlife, and sunsets are all excellent reasons to buy land in Arizona, they’re far from the only ones. Arizona has a booming economy, making it an excellent place for those looking to invest in raw land.

The 2020 Census revealed Arizona to be among the top 10 fastest growing states in the country. A recent look at its economy ranked it 7th best out of 50. Another study found that Arizona had an 8.4% increase in personal income, tying it for first place in the country for personal income growth.

It also has a solid tourist industry, which is excellent for those looking to build on their land and rent the property out when they’re not using it.
